ALL ABOUT US

Harris Land Management  - HLM - is a Land Promotion company owned and

managed by two property development professionals from a Northamptonshire

farming family.

Tom Harris qualified as a Chartered Surveyor in 2008 with an international

property consultancy before spending close to ten years working for a major

national house builder as Land Director. Tom’s role as Land Director involved

carrying out development and land deals in London and the South East. 

Andrew Harris trained as Chartered Accountant in the City of London, qualifying

in 2013, before joining the development team of one of the largest global

property and construction groups. Andrew has used his core financial experience

and expertise to lead in and specialise in Joint Ventures and investment into

central London regeneration and development projects.

About HLM: Projects

WHY HLM?

HLM has been formed with a simple objective, to work with landowners in order to bring forward their land through the planning system and prepare the sites for sale on the development market.


At HLM, we are different to almost all Land Promoters, as not only do we have relevant and wide-ranging professional experience, but we are 5th generation farmers and currently raising the 6th generation.

This provides us with an inherent understanding of issues and considerations from a landowner’s perspective that other Land Promoters do not have – it’s that simple.

SUCCESSION PLANNING, TAX PLANNING AND FAMILY AGREEMENTS

At HLM we have first hand experience and insight into matters that most other land promoters do not.


Coming from a farming family, we understand the importance of proper planning for the future and the considerations needed when contemplating a potential land sale.


We are available to assist with identifying issues before they arise, helping to put in place suitable structures and agreements that ensure that any land sales are clear and seamless and ultimately achieve everyone’s objectives.

LIFE AFTER LAND SALE

HLM are able to provide impartial advice to our landowner partners on the life after land sale.


Most promoters and developers simply walk away after the land sale is complete and have little interest in the position of the landowner later down the line.


At HLM we are able to advise on how a land sale may help a landowner reposition their business for the future. Whether that be through reinvesting in existing assets or looking to expand and reinvest capital into new ventures, we have implemented our own ideas and have a wide network of other landowners who have diversified themselves.

EXPERIENCED DEVELOPERS AND LANDOWNERS

What we believe separates HLM to almost all other land promoters is that the co-founders of HLM have acted on both sides of the fence.


Both Tom and Andrew Harris have worked for large, professional developers and worked on significant and technically complex projects.


Between the two co-founders they have been involved in developments delivering housing numbering into the thousands. This cradle to grave experience involved site identification, negotiation of development agreements, achieving planning consents and ultimately funding and delivering large scale developments.


Alongside this technical and professional experience, we have managed the complexities of negotiating development agreements and necessary structures required for development on our own land, acting as landowners – being involved in the complicated process of development from both sides of the fence.

HOW HLM WORKS

HLM look to work under traditional Promotion Agreements or Option Agreements.


Under either format, we always look to achieve best value for our Landowner clients and align our interests from the outset.

HLM will fund planning application costs and further fees we believe are

necessary to prepare land for sale, at no risk to the Landowner.


We are always happy to offer informal advice to anyone considering bringing

their land forward for development. It is a complicated process, with many

pitfalls and is a decision that should not be made lightly.

Should a Landowner be looking to sell their landholding altogether, HLM are seeking unconditional land sales which can be discussed on a confidential basis.

WHERE HLM WORKS;

In short, HLM look to work nationally, our current projects are located throughout the South East of England and across the Midlands.


Our first question is ‘who’ are we working with as opposed to ‘where’ are we

working and we ensure that we focus our attention on deliverable projects.

We cast our net widely, to work on select projects with the right people on the

right opportunities.

WHAT HLM LOOKS FOR;

HLM typically looks for opportunities that are edge of settlement and are existing

green or brownfield sites.


We will consider opportunities of any size, ranging from a few acres to several

hundred.


We are experienced in land assembly and where required, HLM look to work

collaboratively with landowners to deliver developments under multiple titles.


HLM are also capable of delivering site works such as creating access, carrying

out earthworks and installing utilities in order to drive the value of sites beyond

the planning gain.

About HLM: Developments

GRANGE FARM, LEICESTERSHIRE

HLM are promoting a c. 6 acre site in Leicestershire through the Blaby Distrcit Local Plan.

The site is allocated with plans being worked up for a 60 unit scheme, with a target application to be submitted in 2021.
